How to search and rent a residence
   
 

When you look for an apartment or house, it is convenient to use a real estate agency.
Usually, real estate agencies have their offices near train/subway stations.
They show you the apartments or houses that could meet your needs and demands.

When you sign a contract, the expenses incurred, such as monthly rent, key money (refundable and non-refundable), and brokerage paid to your agent, are equivalent to 5~6 months' rent.

When you sign a leasing contract, basically, the third person who is qualified to have joint and several liability on guarantee is required.

   
 Key money (refundable)
   
  Shikikin is a security deposit that you pay to your landlord when signing a leasing contract. It is usually equivalent to 1~3 months' rent. It is spent if there is outstanding rent payment or damage that requires repairing when you move out. Its remaining is refundable if there is any left.
   
 Key money (Non-refundable)
   
  Reikin is a non-refundable deposit that you pay to your landlord when signing a leasing contract. It is usually equivalent to 1~2 months' rent.
   
 Brokerage fee
   
  A brokerage fee is paid to the real estate agent who acts as a broker between you and your landlord. It is usually equivalent to 1 month's rent.
     
 Public housing
   
  There is public housing managed by local governments. Its application deadline is usually at a fixed time every year.

As there are quite many applicants, residents are usually chosen by drawing lots, but there are some rooms available without holding a lottery.

Certain rules and conditions are applied. People with large incomes may not be qualified.
